This triplex development project was unique in nature, with the challenge to design and construct three distinctly different, but visually appealing 4×2 dwellings side by side. The investor’s brief was to maximise the size of each dwelling to allow for spacious comfortable living, whilst also including a study.

Prior to commencing construction, extensive sitework was required, involving the removal of an existing property, detached garage, fibreglass pool and established trees. The removal of the existing property posed several challenges, as did securing planning approval due to the oversized nature of the dwellings, which did not align with building code regulations. Achieving approval for the larger design is a testament to the dedication and experience of our drafting team, who were able to provide planning justifications to the City of Bayswater to exceed the building code site coverage restrictions.

New Choice Homes was able to deliver three distinct and individual designs that maximised space, while maintaining cost-effectiveness. By incorporating simple square roof structures we were able to keep costs down. Other clever design features included a small open outdoor area between the Study and Bed 2 to allow for light and ventilation requirements. This is a great design option when building on both sides of the boundary. The strategically placed outdoor areas and clever layout achieved a balance of functionality and aesthetic appeal.
