New Choice Homes recently undertook a development project for a keen investor aimed at designing a 4×2 house that maximised site coverage. The brief was clear – all site preparation, feasibility studies and planning applications/approvals were to be included in the job scope.

One of the key challenges we faced was navigating various approval justifications and negotiations with the City of Rockingham to achieve the best design outcomes for the client. With our team’s extensive building expertise and strong project management skills, the project was a huge success, resulting in a very happy investor!

The project home showcased a range of impressive features and benefits. The elevation boasted a striking portico with recessed feature tile work, while a grand entrance with a 1200mm wide feature door set a luxurious tone. We had specific client requests we had to work with, including accommodation of a higher vehicle in the garage. We achieved this by using a T-Bar with brick works in lieu of a garage pelmet.

At the rear of the home, the recessed alfresco with wooden panels added a touch of sophistication. The kitchen featured stone waterfall ends and an integrated range hood, adding both style and functionality to the space.

The outcome of this development was a comfortable 4×2 house behind house property, set to be on-sold for investment profit. Notably, this home received the prestigious Master Building Association (MBA) award in 2016 for excellence in construction, further highlighting our commitment to quality and innovation.
